Are Home Inspectors Licensed in Colorado? Currently there is no licensing requirement in Colorado for home inspectors. In 2019 an attempt to initiate licensing at DORA failed to proceed. While there is no licensing for home inspectors in Colorado, there are many things you can look for with a home inspection company to feel good about their qualifications. Licensing is only one method to ensure minimum levels of trust are established. We recommend that you verify the home inspector you choose has the following items:
- Certification as an ASHI or Internachi Home Inspector: each of these programs require that inspectors have minimum levels of training and knowledge before certifications are issued. Both InterNachi and the American Society of Home Inspectors (ASHI) have several levels of certification, but all levels require a minimum amount of training. If an inspector holds one of these certifications you can be sure they are trained properly to perform home inspections.
- Continuing Education Credits: each of the above programs require annual CE credits to learn about new techniques and new information to stay abreast of the latest in home inspecting.
- Liability Insurance: all credible home inspectors will carry liability insurance in the event something is damaged or an injury occurs during a home inspection.
- Voluntary Background Checks: ask to know if your home inspector has passed a background check to verify their personal credibility and integrity.
These are minimum requirements that home inspectors or home inspection companies should maintain to validate their credentials and expertise. Even though licensing failed to pass in Colorado in 2019 for home inspectors, the requirements were planned to be similar to what is shown above. By asking if your chosen inspector meets these minimum levels of credibility you can feel confident he or she would have met any licensing requirements.
