Colorado Springs Area Breakdown
Colorado Springs
Colorado Springs is the 2nd largest city in Colorado. It hosts a wide range of homes built in the last century. The oldest homes can be found in the central part of the city (the “downtown” area), and in Old Colorado City on the west side of I25. From there, as the city sprawls, the homes tend to be newer. There is a large population of military personnel around Fort Carson on the southern side of the city. Around the base, you will find many single family homes with slightly higher turnover.
The majority of the newer homes will be found on the northeast side of the city. This area features many suburban and ranch style builds with larger than average lots. In any area of Colorado Springs, we recommend you consider a radon test, as there are elevated levels across the Front Range.
Monument
Monument, Colorado looks like a small stop on the way to Colorado Springs from Denver, but hidden in the surrounding hills are some of the nicest homes and quietest neighborhoods in the state. If you are looking for a larger than average home that features mountain views, stone cladding, and bigger lots, Monument might be just the right spot for you. They also have a highly rated public education system which makes it a great place for families.
As you can imagine, all these great features come with a cost. The average sale price in the city is just shy of half a million dollars, and many of the homes are custom built and on huge lots that further increase the prices. Because of the mountain terrain and higher elevation, we recommend a pest inspection with your inspection to ensure there are no wood destroying organisms or other harmful critters.
Castle Rock
Castle Rock is the first town south of the Denver Tech Center and Centennial. Marked by the unique butte that resembles a castle just off the highway, the town has been around since the late 1800s. Similar to Monument, the town consists of a large suburban sprawl with winding road-filled neighborhoods in the hills and valleys. However, the north end of Castle Rock has many larger apartment complexes and condos that are owner occupied, and the west side of the city has more rural homes with more acreage. There are also several golf courses and golf course homes near Castle Pines and other areas around the city.
If you are buying a home in the foothills of Castle Rock, there is a good chance the home will be on its own septic system. Whether this is the case or not, we recommend you get a sewer scope inspection to verify the condition of the sewer line. It can be a large expense, and more rural homes tend to have long and complex lines.
